Troubleshooting Ride-Along: Why Is Water Leaking From My Ceiling Near the AC?
There are some homeowner complaints where we have the luxury of saying:
“Okay, let’s keep an eye on it.”
And then there are:
“My ceiling collapsed.”
We’re going with option two today.
Customer Complaint
“There was water coming through the ceiling, and now part of the ceiling has collapsed.”
The water was showing up in the downstairs unit.
But the air conditioner serving that space wasn’t necessarily where the problem started.
There was another AC directly above it.
And water, being water, has absolutely no obligation to stay in the apartment where the problem began.
So before deciding what needed to be repaired, we had to figure out where the water was actually coming from.
What We Knew Going In
Air conditioners make water.
A lot of it in Florida.
Every time your AC cools your home, it’s also pulling moisture out of the air. That moisture turns into water inside the air conditioner and has to leave through a drain.
Normally, you never think about any of this.
The AC makes water.
The drain carries it away.
Everybody gets on with their lives.
Until the drain doesn’t work properly.
Then things get considerably more interesting.
In this case, the water damage was downstairs.
But we needed to look upstairs.
What We Checked First
We traced the water problem back to the air-conditioning system in the unit above.
The AC was producing condensation normally.
The problem was getting that water out of the unit.
The condensate drain wasn’t properly trapped.
If you have no idea what an AC drain trap is, congratulations.
You’re a normal person.
Wait. Why Does an AC Drain Need a Trap?
There’s a blower inside your air conditioner moving a lot of air.
Depending on the design of the indoor unit, that blower can create air pressure that affects the little drain opening where the water is supposed to leave.
On some systems, the drain needs a properly designed trap so the water can flow out while the blower is running.
Without it, the blower can interfere with drainage.
Think of it this way:
The water is standing there saying:
“I’d like to leave now.”
And the air conditioner is saying:
“No.”
Eventually, the water finds another exit.
Unfortunately, “through the downstairs ceiling” is technically an exit.
Just not one we’re particularly fond of.
What We Found
The upstairs air-conditioning system wasn’t properly trapped.
Because the condensate couldn’t drain correctly during normal operation, water accumulated where it wasn’t supposed to.
Eventually that water escaped the AC area and traveled into the structure below.
The insulation became saturated.
The ceiling got wet.
And eventually:
Gravity finished the job.
Part of the ceiling below collapsed.
That’s an important distinction.
The ceiling wasn’t the problem.
It was where the problem finally became visible.
Trying to Make It Happen
Once we suspected the drain configuration, we didn’t want to simply add a fitting and assume we’d solved it.
We needed to make sure water would actually drain while the AC was operating.
That’s important because a drain that works beautifully while the air conditioner is turned off isn’t terribly useful.
The AC makes most of its water while it’s running.
So the drainage system has to work under those conditions.
That’s the whole assignment.
What We Ruled Out
The water wasn’t originating from the downstairs air conditioner.
The ceiling itself obviously wasn’t creating water.
And this wasn’t simply a mysterious Florida humidity problem.
We traced the problem to condensate from the upstairs AC not draining correctly because of the drain configuration.
Same wet ceiling.
Very different problem than a roof leak, plumbing leak or sweating duct.
Which is exactly why the location of the water doesn’t necessarily tell you where it started.
What We Did
The condensate drain was corrected by installing the proper trap and vent.
Then we tested it.
Water flowed normally with the system operating.
That’s the part we actually care about.
Not:
“Yep, there’s a trap now.”
But:
“Does the water actually go where it’s supposed to go?”
Because fittings are considerably cheaper than ceilings.
Before We Left
The air-conditioning system was operating normally.
Condensate was draining properly.
The source of the water intrusion had been corrected.
Unfortunately, by that point the water had already done significant damage downstairs.
Which brings us to an important Florida AC lesson:
A tiny drainage problem can create a very large repair somewhere else.
The Verdict
The water coming through the downstairs ceiling originated from the AC system in the unit above.
The upstairs condensate drain had not been properly trapped.
That prevented the water produced by the air conditioner from draining correctly during operation.
Water accumulated, escaped into the building, saturated the material below and eventually caused part of the downstairs ceiling to collapse.
From downstairs, the symptom was:
“My ceiling is leaking water.”
The actual problem was an AC drain in another apartment.
Because apparently troubleshooting one floor at a time would have been too convenient.
Other Reasons Water Can Leak Through Your Ceiling Near the AC
This is where things get interesting.
Because we’ve seen almost the exact same homeowner complaint caused by something completely different.
Your AC drain can back up or overflow
This is probably one of the more obvious possibilities.
Your air conditioner removes moisture from your home and sends that water through a drain.
If the drain becomes clogged, restricted, disconnected or isn’t installed correctly, that water can end up in a drain pan, attic, closet or ceiling.
Where you see the water may be nowhere near where the problem started.
Your AC drain may be missing the trap it needs
That’s what happened on this call.
The pipe was there.
The water had somewhere it was supposed to go.
But the drain wasn’t configured correctly for the air handler.
A drain doesn’t just need to exist.
It needs to work while the AC is actually running.
The secondary drain pan can overflow
Many attic air handlers have another pan underneath them.
Think of it as the backup plan for the backup plan.
If water escapes the AC, the secondary pan is supposed to catch it.
Many also have a float switch that shuts the AC off before the pan overflows.
But pans can rust, crack, overflow, drain improperly or simply receive more water than they can handle.
And once the water leaves that pan, your drywall may become the next available container.
Drywall is not particularly good at this job.
Your ductwork can sweat
We’ve seen this cause major ceiling damage too.
On another real call, old metal ductwork was resting directly on roof trusses.
In some areas the duct insulation had torn.
In others it had been crushed almost completely flat.
That left cold metal ductwork poorly protected from the hot, humid attic air.
The metal started sweating just like a cold glass sitting outside.
The insulation became completely saturated.
Eventually, the ceiling underneath collapsed.
Same homeowner complaint.
Same result.
Completely different cause.
A frozen AC can thaw
If an indoor AC coil freezes, you’ve essentially created a block of ice inside your air conditioner.
Eventually that ice melts.
That’s potentially a lot of water arriving at once.
The water showing up through the ceiling may be the aftermath.
The real question becomes:
Why did the AC freeze?
A cold AC vent or duct can sweat
Sometimes you’ll notice water stains around a ceiling vent rather than a major leak.
The metal parts around a cold supply vent can sometimes become cold enough that moisture from humid air forms on them.
Again:
Cold surface + humid Florida air = water.
Florida really enjoys this equation.
It might not be the AC at all
This one matters.
Just because water appears near an AC vent or underneath an air handler doesn’t mean the AC caused it.
Plumbing can leak.
Roofs can leak.
Water can enter around building penetrations.
And in a multi-story building, water can travel a surprisingly long way before finally becoming visible.
That’s why we investigate before announcing:
“AC leak.”
What This Means for You
If water starts coming through your ceiling, don’t assume the wet spot tells you where the problem is.
Water travels.
It can run along pipes.
It can follow framing.
It can soak through insulation.
It can come from another room.
And as this call demonstrated, it can even come from another apartment.
The stain or collapsed drywall is often simply where the water finally won its argument with gravity.
If your air conditioner is anywhere near the affected area—or there’s another AC above it—the condensate system is absolutely worth checking.
But we still have to determine what actually happened.
On one real call, a ceiling collapsed because an upstairs AC drain wasn’t properly trapped.
On another, a ceiling collapsed because poorly supported metal ductwork had damaged its insulation and sweated until everything underneath became saturated.
Same symptom.
Two completely different repairs.
That’s why:
“Water is coming through my ceiling”
tells us where to start.
It doesn’t tell us what to fix.
Because the symptom isn’t the diagnosis.
