Troubleshooting Ride-Along: Why Is Water Coming Out of the AC Pipe Outside My House?

You walk around the side of your house and notice a PVC pipe sticking out near the ground.

And it’s dripping water.

Maybe not even dripping.

Maybe there’s enough water coming out that the ground underneath it is completely wet.

Naturally, you think:

“My air conditioner is leaking.”

So here’s some good news for a change.

It probably is.

And we want it to.

Customer Complaint

“There’s water coming out of a pipe outside when my AC runs. Is that normal?”

For this one, we’re not going to pretend there’s a dramatic mystery to solve.

We see this all over Palm Coast, Ormond Beach, Port Orange and the rest of our service area.

Especially during a Florida summer.

The homeowner notices water coming from a PVC pipe outside the house and understandably wonders where it’s coming from.

Most of the time, the answer is:

Your air conditioner.

And that’s exactly where we want the water to be.

First: Your AC Makes Water

A lot of homeowners who move to Florida know their air conditioner cools the house.

They don’t necessarily realize it also spends a huge part of its life removing moisture.

And there’s plenty available.

Warm household air passes over the cold indoor coil.

As that air cools, moisture collects on the coil and turns into liquid water.

Think about a cold glass of iced tea sitting outside in August.

The glass starts sweating.

Same basic idea.

Except your AC is intentionally doing this to the air inside your house.

That water falls into a pan inside the air conditioner and enters a condensate drain.

The PVC pipe you’re looking at outside may simply be the other end of that drain.

So Water Coming Out Is Good?

Usually, yes.

Let’s appreciate how unusual this moment is.

You found water associated with your air conditioner…

…and we’re telling you we’re happy about it.

The AC is removing moisture.

The water is entering the drain.

The drain is carrying it away from the equipment.

And it’s leaving the house.

That’s the assignment.

If your AC has been running for hours on a hot, humid Florida afternoon, seeing a steady drip—or sometimes considerably more than a drip—from the condensate drain can be completely normal.

How Much Water Is Normal?

There’s no single amount that’s correct for every house.

The amount of condensate your AC produces changes with conditions.

A humid house can produce more water.

A humid day can produce more water.

More people inside can add moisture.

Doors opening and closing can bring humid outdoor air inside.

Longer AC runtime means more opportunity to remove moisture.

So don’t assume there’s something wrong because the little wet spot underneath the drain became a much bigger wet spot in July.

Your air conditioner may simply be doing a lot of dehumidifying.

Florida gave it plenty of material to work with.

Wait. Where Does This Pipe Usually Go?

That depends on the house.

The condensate drain may terminate outside near the air conditioner.

It may exit somewhere else along the exterior wall.

Some installations use a condensate pump because gravity can’t conveniently move the water where it needs to go.

And some homes have more than one drain opening associated with the AC.

That last part matters.

Because water coming from one particular pipe can be completely normal…

while water coming from another can be your AC trying to get your attention.

When Water Coming Outside Might Actually Be a Warning

Here’s where we don’t want to turn:

“Water outside is normal”

into:

“Every mysterious stream of water around your house is wonderful.”

Context matters.

Water is coming from a secondary or overflow drain

Some AC systems have a secondary drain intended to provide another path for water if the primary drainage system has a problem.

Depending on how your home is set up, that secondary drain may terminate somewhere intentionally noticeable.

That’s the point.

If water suddenly starts coming from a pipe you’ve never seen dripping before—especially one located somewhere conspicuous—it may be telling you the normal drain isn’t doing its job.

In that situation:

“Hey, there’s water coming out of this weird pipe”

can actually be very useful information.

This is the opposite situation.

You’ve lived in the house long enough to know:

“When my AC runs all day, this pipe drips.”

Then one hot, humid afternoon the AC has been running for hours…

and the area underneath that pipe is bone dry.

Does that automatically mean the drain is clogged?

No.

Conditions change, and the amount of condensate changes with them.

But a sudden change in something you’ve observed consistently can be a clue.

Especially if you also notice water around the indoor equipment, water in the secondary pan or the AC suddenly shutting off.

Now we’d like to know where the water went.

Because your AC didn’t necessarily stop removing moisture just because it stopped appearing where you normally see it.

The water is backing up toward the house

We want condensate to leave the system and drain away appropriately.

If the termination is buried, obstructed or sitting somewhere that doesn’t allow water to get away properly, the exterior drainage arrangement may need attention.

The important part isn’t merely:

“Water came out of the pipe.”

It’s whether the drainage system as a whole is working correctly.

There’s slime or buildup around the drain

AC drains can get gross.

That’s the technical term.

The combination of water, warmth and whatever finds its way into a condensate system can create buildup over time.

If you’re seeing significant slime around the drain termination or the drain seems to be slowing down, maintenance may be appropriate before it becomes a complete blockage.

The AC keeps shutting off even though you’ve cleared the drain

We’ve had this exact type of call.

The homeowner puts vinegar down the drain.

They hook up a Shop-Vac.

The AC comes back on.

Then it shuts off again.

They clear it again.

Repeat.

Sometimes the drain isn’t repeatedly clogging.

We’ve found systems where using the Shop-Vac also removed the water from the condensate trap. The homeowner successfully cleared the line but didn’t know the trap needed to be refilled afterward.

We’ve also found missing traps, compromised drain piping and drainage situations that needed a different solution entirely.

That’s why:

“I can see water moving”

doesn’t automatically tell us the entire drainage system is installed and operating correctly.

What’s That Trap Everyone Keeps Talking About?

If you’ve read a few of our water Ride-Alongs, you’ve probably noticed we talk about AC drain traps a lot.

That’s because they cause a surprising amount of trouble when they’re missing, installed incorrectly or empty.

Depending on the design of your indoor air handler, the blower can create air pressure that interferes with condensate leaving the unit.

A properly installed and filled trap allows the drainage system to work correctly while the AC operates.

So yes:

Sometimes we’re trying to remove water from your AC drain.

And sometimes we’re intentionally putting water into part of your AC drain.

HVAC makes perfect sense once you stop expecting it to make perfect sense.

Please Don’t Plug the Pipe

This seems obvious.

We’re saying it anyway.

If you’ve identified the pipe as your AC condensate drain, don’t cap it because:

“Water keeps coming out.”

That’s what it’s there for.

You would be taking a drainage system that is successfully moving water out of your house…

and preventing it from moving water out of your house.

What We Actually Worry About

We’re much less concerned about a properly operating condensate drain dripping outside than we are about water appearing in places like:

The floor around the air handler.

The secondary pan underneath the AC.

The ceiling below the equipment.

The outside of the air handler cabinet.

The supply vents.

Or basically anywhere else that wasn’t designed to be wet.

Water leaving through the condensate drain?

Excellent.

Water exploring the house independently?

Now we’d like to investigate.

Other Things You May Notice Around Your AC Drain

The outside drain can actually give you some useful information.

It drips more on some days than others

Completely possible.

Humidity and AC runtime change.

A brutally humid Florida day can give the system considerably more moisture to remove than a milder day.

It keeps dripping after the AC shuts off

That doesn’t automatically mean something is wrong.

There can still be water inside the drainage system working its way out after the cooling cycle ends.

There’s no water coming out at all

Again, not automatically a problem.

Maybe the AC hasn’t been running long.

Maybe indoor humidity is low.

Maybe very little condensate is being produced.

But if the system has been running heavily in humid conditions and you normally see plenty of water there, a sudden change deserves some attention—especially if other water symptoms appear.

Water is coming from somewhere else outside

Don’t automatically assume every wet pipe belongs to the AC.

Homes have other drains, plumbing and discharge points.

If you’re not sure what a pipe does, figuring that out comes before deciding whether the water is normal.

Sometimes the correct HVAC diagnosis is:

“That isn’t your AC.”

We’ll take the easy win.

What This Means for You

If you’ve recently moved to Palm Coast, Ormond Beach, Port Orange or elsewhere in Florida and discovered a PVC pipe dripping water outside whenever the AC runs:

Don’t panic.

There’s a very good chance you’re watching your air conditioner do exactly what it’s supposed to do.

Your AC isn’t just cooling the house.

It’s removing moisture.

That water has to go somewhere.

Outside through the condensate drain is one of our favorite answers.

What gets our attention is when the pattern changes.

Water suddenly appears from an overflow drain.

The normal drain stops producing water during heavy operation.

The AC starts shutting off.

There’s water in the secondary pan.

Or the water starts showing up inside the house instead.

Those are symptoms worth investigating.

But a normal condensate drain steadily carrying water outside on a humid Florida afternoon?

For once, the water isn’t the problem.

It’s proof that the water is leaving.

And we’d very much like to keep it that way.
