Troubleshooting Ride-Along: Why Is My AC Leaking Water on the Floor?
There are certain things you don’t particularly want to find around your air conditioner.
Smoke is one.
Fire is another.
A puddle of water spreading across the floor is also pretty high on the list.
This call took us to Port Orange, Florida, where what started as a relatively ordinary AC drain problem had been allowed to become something considerably less ordinary.
The drain clogged.
The water had nowhere to go.
And there was no safety switch to tell the AC:
“Hey. Maybe stop making more water.”
So it didn’t.
Customer Complaint
“My AC is leaking water.”
By the time we arrived, this wasn’t a couple of drops underneath the air handler.
There had been enough water to damage the structure underneath the equipment.
The air handler was installed on what’s commonly called a coffin box — basically the enclosed platform underneath the indoor AC equipment.
That box had been repeatedly exposed to water.
It was destroyed.
And the prolonged moisture had also contributed to microbial growth around the affected area.
All from something that started with one of the most common AC problems we see in Florida:
A clogged condensate drain.
Why Does My AC Make So Much Water Anyway?
If you’ve recently moved to Florida from somewhere farther north, the amount of water an air conditioner can produce may surprise you.
Your AC doesn’t just cool your house.
It removes moisture from the air.
That moisture collects on the cold indoor coil, turns into liquid water and falls into a drain pan inside the air conditioner.
From there, it leaves through the condensate drain.
Normally:
AC makes water → pan catches water → drain carries water away.
And you never think about any of it.
That’s the ideal arrangement.
But on this Port Orange call, the last part of that process stopped working.
What We Checked First
When an air handler is leaking water onto the floor, one of the first places we’re going to look is the condensate drain.
Was it clogged?
Yes.
That explained why the water wasn’t leaving normally.
But it didn’t completely explain why a relatively common clogged drain had been able to cause this much damage.
So we kept looking.
And we found the second problem.
There was no float safety switch protecting the system.
What’s a Float Switch?
A float switch is a pretty simple safety device.
If water begins backing up where it shouldn’t, the rising water lifts the float.
The switch then shuts the air conditioner off.
That’s it.
It doesn’t unclog anything.
It doesn’t magically remove the water.
It simply tells the AC:
We’re having a water problem. Stop.
And that’s incredibly important because an operating air conditioner can continue producing more condensate.
Without a safety switch, the system doesn’t know there’s water on the floor.
The thermostat says:
“Keep cooling.”
So the AC says:
“You got it.”
And continues making more water.
What We Found
The condensate drain was clogged.
That caused water to back up and escape the normal drainage system.
But there was no float safety installed to shut the air conditioner down when that happened.
So the system continued operating.
And continued producing condensate.
And the water continued going where it wasn’t supposed to go.
Eventually, the coffin box underneath the air handler became extensively water damaged.
With building materials staying wet, we also found microbial growth in the affected area.
That’s the ugly part of water problems.
The clogged drain itself may be relatively straightforward.
The damage created by the water isn’t necessarily straightforward at all.
The $20-ish Problem and the Very Expensive Problem
This is why we’re slightly obsessive about AC drain safeties.
A clogged drain isn’t unusual.
Florida air conditioners make a tremendous amount of condensate, and drain lines can develop buildup and restrictions.
We don’t want that to happen.
But we also plan for the possibility that someday it might.
That’s what the safety is for.
The problem on this Port Orange call wasn’t simply:
“The drain clogged.”
It was:
“The drain clogged, and nothing stopped the air conditioner from continuing to operate while water escaped.”
That’s how a drainage service call becomes a reconstruction project.
What We Did
First, the drainage problem had to be corrected.
But at this point, simply clearing the drain wasn’t enough.
The water had already damaged the coffin box underneath the air handler.
That compromised material needed to be addressed rather than simply dried off and forgotten.
The affected area also required attention because of the microbial growth associated with the prolonged moisture.
And the AC needed proper water safety protection so that another drainage problem wouldn’t be allowed to progress the same way.
Because clearing the drain and recreating the exact same vulnerable setup isn’t much of a repair.
It’s scheduling the sequel.
Nobody asked for the sequel.
What We Ruled Out
The air conditioner wasn’t leaking refrigerant onto the floor.
The water wasn’t mysteriously coming through the cabinet because the AC was “making too much water.”
The system was producing normal condensate.
The problem was what happened to that condensate afterward.
The drain was clogged.
Water couldn’t leave normally.
There was no safety switch to stop operation.
And the resulting water damage continued well beyond the original drain problem.
Before We Left
This was no longer simply a drain-cleaning issue.
The source of the water had been identified, but the damage it caused also had to be dealt with.
That’s an important distinction for homeowners.
Sometimes we arrive early enough that the repair is:
Clear drain.
Test drain.
Test float.
Go home.
Other times the same basic failure has been happening long enough that we’re now dealing with damaged building materials and moisture-related growth.
Same clogged drain.
Very different bill.
Timing matters.
The Verdict
The AC leaking water onto the floor at this Port Orange home was caused by a clogged condensate drain.
But the severity of the damage was largely about what wasn’t there:
A safety switch.
With no float switch to shut the system down, the air conditioner continued operating and continued removing moisture from the house.
The drain couldn’t carry that water away.
So it escaped.
The coffin box underneath the air handler became severely water damaged, and prolonged moisture contributed to microbial growth in the affected area.
This wasn’t a catastrophic mechanical AC failure.
It was a common drainage problem without a backup safety.
And sometimes that’s all it takes.
Other Reasons Your AC Can Leak Water on the Floor
A clogged drain caused this Port Orange call.
But we’ve found water around air handlers for plenty of other reasons.
Your condensate drain may be clogged
This is one of the most common possibilities.
Sludge and buildup can restrict the drain until water can’t leave as quickly as the AC produces it.
Eventually it backs up.
Where it goes next depends on the equipment and installation.
Sometimes a float switch shuts everything down.
Sometimes a secondary pan catches it.
And sometimes…
Floor.
The drain may not be trapped properly
We’ve seen this one cause significant water damage too.
Depending on the design of the air handler, the condensate drain may need a properly installed and filled trap to drain while the blower is running.
We’ve found systems with no trap.
We’ve found homeowners who successfully cleared their drains with a Shop-Vac but accidentally emptied the trap and didn’t refill it.
The drain can be completely clear and still not operate correctly.
That’s why:
“I already Shop-Vac’d it”
doesn’t end our investigation.
The primary drain pan may be damaged
Inside your AC is the pan that’s supposed to catch the water coming from the indoor coil.
If that pan cracks, deteriorates or leaks around a connection, water can escape before it ever reaches the drain.
Clearing the drain won’t fix a hole in the pan.
The coil may have been installed incorrectly
We’ve actually found this.
On another water call, the evaporator coil had been installed improperly and was back-pitched.
Instead of water naturally flowing toward the drain as intended, it was running the wrong direction and entering the insulated jacket of the air handler.
The correction wasn’t a drain cleaning.
The coil needed to be pulled and properly reinstalled.
That’s a considerably more involved — and considerably more expensive — repair.
Same puddle.
Very different cause.
The air handler may be sweating
Remember our call in The Trails in Ormond Beach?
The secondary pan kept mysteriously filling every couple of days.
We couldn’t reproduce an internal leak.
The drain worked.
The coil wasn’t freezing.
But the air handler cabinet was sweating profusely in the hot, humid July attic.
The customer began operating an attic fan.
The problem stopped.
Sometimes the water isn’t leaking from inside the air conditioner at all.
It’s forming on the outside.
The indoor coil may have frozen and thawed
If an AC freezes, eventually the ice melts.
Now you’ve got a large amount of water arriving at once.
If the drainage system can’t handle it—or the melting water doesn’t stay where it’s supposed to—you may end up with water around the air handler.
In that case, cleaning up the water isn’t the diagnosis.
We need to figure out why the AC froze.
A drain fitting or pipe may be leaking
Sometimes the drain isn’t clogged at all.
A fitting may be loose.
PVC may be cracked.
A connection may be leaking.
A section of the drain may have become damaged or disconnected.
The water is being produced normally.
It just doesn’t make it all the way outside.
A condensate pump may have failed
Not every AC can drain completely by gravity.
Some installations use a condensate pump to move the water to an appropriate drain location.
If that pump fails, becomes clogged or loses power, water can back up.
Again:
Same puddle.
Different repair.
And the water might not be from the AC
Don’t forget this one.
Plumbing leaks.
Roofs leak.
Water travels.
Finding a puddle underneath an air conditioner makes the AC an extremely reasonable suspect.
It doesn’t convict it.
We still want to see where the water is actually coming from.
Why We Like Float Switches
This Port Orange call is a pretty convincing advertisement for a very boring piece of HVAC equipment.
The float switch.
Nobody gets excited about one.
Nobody calls their spouse from the HVAC showroom and says:
“You have GOT to see this float switch.”
But we’d much rather get the phone call:
“My AC stopped working.”
and find a float switch sitting in water…
than get:
“My AC is still working, but the floor underneath it appears to be dissolving.”
The first one is inconvenient.
The second one gets expensive.
What You Should Do If You Find Water Around Your AC
If you find a puddle around the indoor unit, take a picture before cleaning everything up.
That can genuinely help us.
Look at where the water seems to be coming from.
Is the outside of the cabinet wet?
Is there water in the pan underneath it?
Is the AC still running?
Is the thermostat blank?
Do you see ice anywhere?
And if water is actively escaping into your home, shutting the AC off can prevent it from continuing to produce more condensate while you’re waiting for help.
What you don’t want to do is repeatedly remove the water while allowing the cause to continue indefinitely.
Water has considerably more patience than drywall.
What This Means for You
If your AC is leaking water onto the floor, don’t panic.
But don’t ignore it either.
Sometimes it’s a clogged drain that can be corrected relatively easily.
But this Port Orange call shows what can happen when a simple drainage problem doesn’t have a backup safety.
The drain clogged.
The AC kept running.
The water kept coming.
The coffin box was destroyed.
And prolonged moisture contributed to microbial growth.
Another house with the exact same puddle could have a damaged drain pan, improperly installed coil, sweating cabinet, frozen coil, leaking pipe or failed condensate pump.
That’s why:
“My AC is leaking water on the floor”
is an excellent description of what’s happening.
It still doesn’t tell us what broke.
The puddle is the symptom.
Our job is to figure out why it’s there.
