A Florida Homeowner’s Guide to Keeping an Air Conditioner Alive in Paradise
You did it.
You moved to Florida.
For years, you dreamed about this.
No snow.
No scraping ice off the windshield at 6:30 in the morning.
No gray February afternoons where the sun apparently clocks out at 3:47 p.m.
Instead, you have palm trees.
Beaches.
Golf.
Fishing.
December afternoons in shorts.
You sit on the lanai with a cold drink, look at the blue sky and think:
“Why didn’t we do this 20 years ago?”
Then August arrives.
Your electric bill is $347.
Your air conditioner has been running since Easter.
Something that appears to be alive is growing inside your condensate drain.
A lizard has moved into the condenser.
Lightning struck somewhere in Georgia and somehow your thermostat is now blank.
Your neighbor casually tells you he replaces his AC every eight years.
And the HVAC technician standing in your garage just used the phrase:
“biological growth.”
You begin to wonder:
Why the hell did I move to Florida?
Welcome to paradise.
Paradise has an HVAC department.
And it’s expensive.
Up North, You Didn’t Even Know Who Your HVAC Guy Was
This may be the biggest adjustment of all.
Up north, you lived in the same house for 40 years and barely thought about your air conditioner.
It was just…
There.
You turned it on sometime around June.
It ran a little.
Maybe there were three really hot days in July when you complained that the upstairs wasn’t quite cool enough.
Then September came.
You shut it off.
See you next year.
Your furnace?
Same deal.
It came on in the fall, ran through the winter and generally minded its own business.
Then you moved to Florida.
Now you have your HVAC company’s phone number saved in your contacts.
And you know everyone’s name.
Because your first Florida summer arrives and suddenly you’re calling us on the Fourth of July:
“The air conditioner stopped working and we have family coming over in two hours.”
Of course it did.
It’s 96°F outside.
The heat index is 108°F.
Every air conditioner in Flagler County is running at full capacity.
And apparently they all agreed that today would be a great day to break.
Then December arrives.
Florida finally gets its one week of winter.
The temperature drops below 50°F.
You walk outside in a North Face jacket while your neighbor from Minnesota is still wearing flip-flops.
You turn the thermostat to HEAT for the first time since February.
Nothing happens.
So you call us again.
“Hey Kevin. It’s me again.”
We know.
Everybody is calling.
Because the same heat pump that spent the previous nine months trying to keep Florida outside is now expected to reverse itself overnight and heat your house.
Welcome to Florida HVAC.
There are basically two official HVAC emergencies every year:
The Fourth of July when the AC quits.
And that one Tuesday in December when it gets cold.
The rest of the country has four seasons.
Florida has two:
Cooling season.
And “Why does it smell like something is burning?” season.
“WHY DOES IT SMELL LIKE MY HOUSE IS ON FIRE?”
Ah.
Your first Florida winter.
You turn the heat on.
Five minutes later:
“Do you smell that?”
You definitely smell that.
Something is burning.
You check the kitchen.
Nothing.
You walk into the hallway.
It’s stronger.
Now you’re standing underneath a supply vent sniffing the air like a bloodhound.
“TURN IT OFF. SOMETHING IS ON FIRE.”
Probably not.
Welcome to the annual Florida tradition of turning on your electric heat strips for the first time.
Many Florida heat-pump systems have electric resistance heaters inside the air handler that can provide supplemental or emergency heat.
And after spending most of the year doing absolutely nothing, they’ve accumulated a nice little collection of dust.
Then Florida gets its annual 47-degree morning.
The heaters energize.
The dust heats up.
And suddenly your house smells like somebody put a hair dryer inside a toaster.
So you call us.
“There’s a burning smell coming from the vents.”
We ask:
“Did you just turn the heat on for the first time this year?”
Pause.
“…yes.”
There it is.
A brief dusty smell the first time those heaters operate can be completely normal and should go away.
If it persists, you see smoke or something actually seems wrong, that’s different.
But most of the time?
Your house isn’t burning down.
Your heat strips are simply reminding you that:
“Hey. Remember us? We still work.”
And somewhere across Florida, thousands of HVAC technicians are answering the exact same phone call.
Because yesterday it was 78°F.
Today it’s 46°F.
Tomorrow it’ll be 74°F again.
Happy winter.
Your Air Conditioner Is No Longer an Appliance
This is the part nobody really explains before you move here.
Up north, your air conditioner was an appliance.
In Florida, it’s practically life-support equipment for your house.
It cools the home.
It removes moisture.
It controls humidity.
And by doing those things, it helps protect your drywall, furniture, flooring, belongings and everything else that doesn’t particularly enjoy living inside a warm, damp terrarium.
For a huge portion of the year:
It runs.
And runs.
And runs.
You look at the thermostat at 4:00 on an August afternoon:
“This thing has been running for THREE HOURS. Something has to be wrong.”
Maybe.
Or…
You moved to Florida.
It’s 96°F outside.
The sun is trying to cook your roof.
Your attic is approximately the surface temperature of Mercury.
The humidity feels like you’re breathing through a wet towel.
And you’ve asked a metal box sitting outside to keep your living room at 74°F.
It’s working, buddy.
Give it a minute.
“Why Is My Electric Bill So High?”
Welcome to another Florida tradition.
You open the electric bill.
You blink.
You close it.
You open it again.
Apparently, the number has not changed.
Naturally, you look at the largest electrical appliance in the house:
The air conditioner.
And yes, your HVAC system is probably responsible for a significant portion of your summer electricity usage.
But your air conditioner didn’t suddenly become lazy.
Florida became Florida.
Long run times during extremely hot weather can be perfectly normal.
In fact, properly sized air conditioners are expected to run for long periods when the outdoor conditions approach what the system was designed around.
Longer run times can also help with something Florida homeowners desperately need:
Humidity removal.
So before assuming your AC is broken because it ran all afternoon, look at your weather app.
If it says:
Feels Like: 108°F
your air conditioner would also like to file a complaint.
And Then You Discover the Drain Line
This is one of our favorite conversations with new Florida homeowners.
“Why does my air conditioner have a drain?”
Because your AC isn’t only cooling the air.
It’s removing water from it.
Lots of water.
Warm, humid air passes across the cold evaporator coil.
Moisture condenses out of the air.
That water falls into a drain pan and leaves your home through a condensate drain.
Beautiful.
Simple.
Until Florida gets involved.
Because that constantly wet drain system can accumulate slime, algae and whatever other life-form has decided your condensate line is affordable waterfront property.
Eventually:
Glug.
The drain backs up.
A float switch activates.
The air conditioner shuts off.
Now it’s 84°F in the house and you’re staring at a perfectly good AC system wondering why it refuses to run.
Congratulations.
Your $10,000 air conditioner has been defeated by slime.
“Why Do I Have to Clean This Thing All the Time?”
Because Florida.
Your condensate system contains everything biology enjoys:
Water.
Warmth.
Humidity.
Darkness.
Apparently all it’s missing is a Publix.
This is why condensate maintenance matters so much here.
Keeping the drain clear isn’t some obscure maintenance item HVAC companies invented because we ran out of things to talk about.
A clogged drain can shut down the system.
And if the safety doesn’t catch it—or there’s another problem with the drain or pan—it can cause water damage.
Nothing quite introduces you to Florida homeownership like discovering that the stain on your ceiling came from…
your air conditioner.
“Is That a Snake Coming Out of My Drain?”
Probably not.
But this is Florida, so we’re not putting anything in writing.
Your outdoor condensate termination is basically a small PVC pipe sitting near the ground producing water.
Florida wildlife sees this and thinks:
Amenities.
Frogs.
Lizards.
Insects.
Occasionally something that makes you reconsider walking around the yard in flip-flops after dark.
You wanted nature.
Nature has accepted your invitation.
Then There’s the Humidity
Everyone talks about Florida heat.
The humidity is the part that slowly breaks you.
Your air conditioner has two major jobs:
Lower the temperature.
And remove moisture.
This is why bigger isn’t always better when it comes to air conditioning.
An oversized air conditioner may cool the house very quickly.
Sounds great.
Except it can potentially satisfy the thermostat before running long enough to remove enough moisture.
Now the thermostat says 72°F…
…and you’re sitting on the couch wondering why 72 somehow feels like a swamp.
Temperature and comfort aren’t the same thing in Florida.
Humidity matters.
A lot.
That’s why when a homeowner tells us:
“It’s cooling. It just doesn’t feel comfortable.”
we listen.
That sentence can tell us quite a bit.
Welcome to the Thunderstorm Capital
It’s 3:17 p.m.
The sky turns black.
The wind picks up.
Thunder.
And every HVAC control board in Florida whispers:
“Oh no.”
Florida thunderstorms are spectacular.
They’re considerably less spectacular when you’re an electronic component.
Modern HVAC equipment increasingly contains sophisticated electronics:
Circuit boards.
Variable-speed motors.
Communicating thermostats.
Sensors.
Inverter boards.
Electronic expansion valves.
They’re fantastic when they’re working.
They’re considerably less enthusiastic about electrical disturbances.
Power interruptions, voltage fluctuations and surges can damage sensitive electronics.
That’s one reason surge protection has become increasingly important as HVAC systems have become more sophisticated.
Twenty years ago, your air conditioner had relatively simple controls.
Now some systems basically have a computer sitting outside.
In Florida.
During a thunderstorm.
What could possibly go wrong?
“The Power Flickered for Half a Second. Why Is My AC Dead?”
Excellent question.
The lights came back on.
The refrigerator works.
The television works.
So why is the thermostat staring back at you like a dead Tamagotchi?
Sometimes a breaker trips.
Sometimes a low-voltage fuse opens.
Sometimes a control needs time to reset.
Sometimes something actually gets damaged.
And sometimes the whole thing starts working again ten minutes later and behaves like nothing ever happened.
Intermittent electrical problems: because regular problems weren’t interesting enough.
Let’s Go Look at Your Outdoor Unit
If you live inland, congratulations.
Your condenser only has to deal with:
Heat.
Rain.
Humidity.
UV.
Bugs.
Landscaping.
Lawn equipment.
And the occasional tropical storm.
If you live near the beach?
Oh.
You chose hard mode.
Salt air is brutal on outdoor HVAC equipment.
Coils.
Cabinets.
Fasteners.
Electrical components.
Copper.
Steel.
Tie-downs.
Anything capable of corroding eventually gets an opportunity to demonstrate that ability.
You can have a seven-year-old coastal system that looks like it served aboard a destroyer during World War II.
Then you’ll call us:
“There’s rust on my air conditioner.”
Yes.
You live 1,500 feet from the Atlantic Ocean.
There is also rust on things that haven’t been manufactured yet.
“Should We Replace All the Rusty Parts?”
Not necessarily.
This is where judgment matters.
Surface corrosion doesn’t automatically mean a component has failed.
And sometimes aggressively replacing every rusty component on an older coastal system means cutting, brazing, opening and disturbing a refrigeration system that is currently operating and holding its charge.
Sometimes that work is necessary.
Sometimes the better answer is:
Leave it alone and monitor it.
Florida teaches HVAC technicians humility.
Not everything ugly is broken.
And not everything shiny is working.
Then the Lizards Move In
Florida lizards have an extraordinary ability to enter places that appear physically impossible to enter.
Electrical panels.
Disconnect boxes.
Condensers.
Control compartments.
If there’s electricity inside and approximately four millimeters of available space, an anole will eventually investigate it.
Sometimes the investigation goes poorly.
For everyone involved.
You call because the AC stopped working.
We open the electrical compartment.
And there he is.
The suspect.
Case closed.
Moment of silence.
Moving on.
Your Landscaping Is Also Trying to Kill Your Air Conditioner
We understand.
Nobody wants a giant metal box to be the centerpiece of the backyard.
So you plant something around it.
Then the something grows.
And grows.
And grows.
Eventually your condenser is participating in a botanical hostage situation.
Outdoor units need airflow.
They need to pull large amounts of outdoor air through the condenser coil and reject heat outside.
So yes.
The bushes look beautiful.
But please give the air conditioner some room.
Your condenser does not want privacy.
“My Filter Says 90 Days.”
Your filter is a liar.
Okay.
That’s unfair.
But the number printed on the package doesn’t know anything about your house.
How frequently a filter needs replacement depends on the filter, equipment, pets, occupancy, indoor conditions and how much the system operates.
And remember:
Your Florida HVAC system runs a lot.
That means it’s moving a lot of air through that filter.
So check it.
If it’s dirty, replace it.
If it’s clean, leave it.
Your air conditioner cannot read the marketing on the cardboard frame.
Your Attic Is Hostile Territory
Eventually, your HVAC technician is going to say:
“I need to get into the attic.”
You point toward the little opening in the ceiling.
He looks at it.
You look at him.
He looks back at the opening.
There is an unspoken understanding between everyone involved.
Your attic is approximately 147°F.
There are trusses everywhere.
Insulation is hiding the ceiling joists.
Ductwork occupies most of the available space.
And somewhere underneath all of it is drywall that absolutely will not support a grown man.
You’re downstairs thinking:
“Why is he taking so long?”
He’s upstairs thinking:
“Please don’t fall through the ceiling. Please don’t fall through the ceiling. Please don’t fall through the ceiling.”
Different perspectives.
“Why Does My AC Need So Much Maintenance Here?”
Because you’re asking a lot more from it.
Think about a vehicle.
Driving 4,000 miles per year isn’t the same as driving 25,000 miles per year.
Usage matters.
Florida air conditioners deal with:
Long cooling seasons.
Heavy run times.
Huge moisture loads.
Thunderstorms.
Heat.
Humidity.
And near the coast, salt and corrosion.
That doesn’t mean your HVAC company should be inventing repairs every six months.
It means inspection and preventative maintenance actually matter here.
Coils get dirty.
Drains accumulate debris.
Filters load up.
Electrical components wear.
Performance changes.
And finding a developing problem before August is preferable to discovering it when every HVAC company in town has 37 calls on the board.
And Eventually Someone Tells You That You Need a New AC
This is the final stage of Florida homeownership.
You bought the house.
You knew the air conditioner was:
“A little older.”
You asked exactly how old.
The Realtor changed the subject.
Three summers later, you’re standing next to an HVAC technician who has just said:
“So…we need to talk about the system.”
Fantastic.
You go inside.

But Here’s the Good News
Once you understand what Florida does to HVAC systems, most of this becomes considerably less mysterious.
An air conditioner running for a long time on a brutally hot afternoon isn’t automatically failing.
Water coming from your condensate drain is normal.
A clogged condensate drain is common and often preventable.
Humidity matters just as much as temperature.
Coastal corrosion needs to be monitored.
Modern HVAC electronics benefit from protection against Florida’s rough electrical environment.
Filters should be checked based on their actual condition.
And your air conditioner deserves a little respect.
Because while you’re enjoying everything that made you move here…
The beaches.
The palm trees.
The fishing.
The golf.
The winter afternoons when your friends up north are shoveling snow…
…there’s a heat pump outside your house quietly fighting Florida.
Well…
Not quietly if the condenser fan motor is going bad.
But you get the point.

Then January arrives.
It’s 73°F.
The sun is shining.
You’re wearing shorts.
Your friend back home sends you a picture of his driveway under eight inches of snow.
You walk outside.
Take a sip of coffee.
Look at the palm trees.
And think:
“Oh yeah.”
Then you hear something.
Glug.
You look down.
Your condensate drain stopped dripping.
You stare at it.
It stares back.
