But Up North …
We get it.
Seriously.
We all do it.
We move to Florida, unpack approximately four boxes, get a Florida driver’s license, and immediately begin explaining to Florida how everything worked up north.
It’s practically part of the relocation process.
Before you’re officially allowed to call yourself a Floridian, there are several observations you’re apparently required to make.
“But up north…”
There it is.
The official opening statement of the Florida transplant.
It can be about anything.
Grass.
Roads.
Houses.
Grocery stores.
Pizza.
Especially pizza.
And eventually, air conditioning.
We know.
We moved here too.
The Grass
“You know St. Augustine grass is basically crabgrass up north, right?”
We know.
And yet here we are spending actual American dollars trying to keep it alive.
We fertilize it.
We water it.
We treat it for bugs.
We become emotionally invested in it.
Somewhere, our former northern selves are looking at us in absolute disgust.
The Grocery Stores
Eventually someone takes you to Publix.
It’s clean.
The employees are nice.
Somebody makes you a Pub Sub.
You are impressed.
But you cannot allow yourself to enjoy it without saying:
“Publix is okay. But it’s no Wegmans.”
We know.
Wegmans is wonderful.
You left Wegmans.
Florida did not take Wegmans away from you.
You packed your belongings, drove south on I-95, crossed the Florida state line, and voluntarily abandoned Wegmans.
This was your decision.
The Pizza
This one is inevitable.
Eventually somebody orders pizza.
The box opens.
A northerner looks at it.
Silence.
Concern.
Disappointment.
Then:
“This isn’t even pizza.”
Here we go.
Apparently actual pizza can only be obtained from Salvatore’s Original Famous Tony & Vinny’s Italian Pizzeria underneath an apartment building somewhere in Queens.
“You don’t understand. Tony’s father came over from Italy and they’ve been making the sauce the same way since 1957.”
We believe you.
Tony sounds fantastic.
You left Tony.
Tony did not relocate his entire family and pizza oven to Palm Coast because you bought a house in Seminole Woods.
Florida pizza cannot be held responsible for this.
The Bagels
“It’s the water.”
We know.
We don’t know exactly what is in this magical northern water that apparently allows flour to behave correctly, but we’ve heard about it.
Repeatedly.
The Driving
“Nobody down here knows how to drive.”
This is an especially interesting complaint considering approximately half the people saying it have New York, New Jersey, Pennsylvania, Ohio, or Massachusetts plates.
We are the traffic.
At some point near the Georgia-Florida line, turn signals apparently become optional equipment.
Meanwhile, the posted speed limit on I-95 seems to function less like a law and more like a suggested starting point.
Unless you’re in the left lane doing 58.
Then apparently that’s fine too.
Florida transportation is complicated.
The Seasons
“I really miss having four seasons.”
Absolutely.
Then Palm Coast hits 46 degrees one January morning and we’re dressed like we’re joining an expedition to Antarctica.
Apparently we miss winter.
We just don’t want it to happen here.
The Basements
“Why don’t houses have basements down here?”
Dig one.
You’ll figure it out.
And most of this is harmless.
Actually, it’s kind of funny.
Because we do it too.
We moved here.
We made the comparisons.
We questioned why things were different.
We talked about how something would never be done that way where we came from.
It’s practically part of becoming a Floridian.
But there’s one place where:
“That’s not how we did it up north.”
actually becomes an important conversation.
Your House
Because you’re absolutely right.
We don’t build them the same way here.
And there’s a very good reason for that.
You didn’t just leave Wegmans.
You didn’t just leave Tony and his apparently irreplaceable pizza.
You left the climate those houses were designed for.
Florida isn’t Pennsylvania with palm trees.
A house in Buffalo, Pittsburgh, Boston, or northern New Jersey is designed around a fundamentally different environment than a house in Palm Coast.
Up north, one of the dominant building concerns is surviving winter.
You’re trying to keep heat inside.
You’re dealing with freezing temperatures.
Snow loads.
Frozen pipes.
Frost.
Ice.
Heating demand.
Here?
We’re trying to keep heat out.
And Florida brought a friend.
Humidity
This is where building science gets interesting.
Florida doesn’t merely get hot.
Florida gets hot and wet.
The outdoor air can contain an enormous amount of moisture.
Meanwhile, we’re intentionally keeping the inside of our houses cool.
That creates a completely different moisture problem than you’ll find in a heating-dominated northern climate.
Warm, humid air meets a cold surface.
The surface drops below the dew point.
Water appears.
It’s the same reason your drink starts sweating approximately seven seconds after you walk onto the patio in August.
Except now imagine your drink is a 14-inch supply duct running through your attic.
That’s why insulation matters.
That’s why vapor barriers matter.
That’s why duct sealing matters.
That’s why air leakage matters.
That’s why seemingly tiny installation details can become enormous problems in Florida.
The humidity is always looking for a cold surface.
Give it one and it will find it.
“We Had Ductwork in the Attic Up North.”
Sure.
But your attic up north probably wasn’t trying to kill you.
A Florida attic in August is a different animal.
You can have brutally hot attic air surrounding ductwork carrying supply air in the 50-something-degree range.
That’s a massive temperature difference.
If that duct insulation is damaged, poorly installed, compressed, inadequately sealed, or exposed to humid attic air, condensation can develop.
Then the insulation gets wet.
Then a register sweats.
Then drywall gets stained.
Then somebody calls us:
“My air conditioner is leaking.”
Maybe.
Or your ductwork has essentially become a giant cold beer sitting outside in August.
Same physics.
Much more expensive coaster.
Vapor Barriers Aren’t Universal Either
This is where copying construction practices from another climate can cause real problems.
Moisture doesn’t always move through a building in the same direction.
In a northern heating-dominated climate, you can spend months with warm indoor air and freezing outdoor conditions.
Florida routinely gives us the opposite:
Hot, humid outdoor air surrounding a cool, air-conditioned building.
That changes how walls, insulation, vapor control layers, attics, and conditioned spaces need to be designed.
Put the wrong materials in the wrong place and you can create a moisture trap.
Everything may look beautiful from inside the living room.
Meanwhile, something behind the wall is starting its own ecosystem.
That’s why building practices are climate-specific.
“My Air Conditioner Lasted 25 Years Up North.”
We know.
It had winters off.
This may be one of the biggest differences people underestimate when they move here.
Your Florida air conditioner works.
A lot.
In many northern climates, air conditioning is seasonal equipment.
Here, your AC can run during months when your friends back home are scraping ice off their windshields.
Florida cooling equipment deals with:
- Long cooling seasons
- High outdoor temperatures
- Heavy humidity loads
- Hot attic conditions
- Significant solar heat gain
- Enormous annual runtime
- Coastal salt exposure in many areas
Your air conditioner isn’t working the same job it worked up north.
It’s working overtime.
And it has another major responsibility.
Your Air Conditioner Is Also a Dehumidifier
Cooling the temperature is only part of its job.
Every time warm, humid air moves across the cold evaporator coil, moisture condenses out of that air.
That’s why your air conditioner has a condensate drain.
And in Florida, it can remove a lot of water.
This is also why bigger isn’t automatically better.
People sometimes assume a larger air conditioner must be better because it’ll cool the house faster.
And it probably will.
That’s potentially the problem.
An oversized system can cool the space quickly, satisfy the thermostat, and shut down before it has had sufficient runtime to remove moisture.
Now the thermostat says 72°F.
But the house feels damp.
Cold.
Clammy.
Congratulations.
You refrigerated a swamp.
Proper sizing matters enormously in Florida because we’re not only managing temperature.
We’re managing moisture.
And About That AC Drain…
Florida air-conditioning drains deserve their own support group.
Our systems pull huge amounts of moisture from the air.
That water has to go somewhere.
So drain sizing, pitch, trapping, venting, float switches, equipment pressure, and installation configuration matter.
And yes:
Drain lines clog here.
A lot.
Warm temperatures plus moisture plus biological growth create an excellent environment for slime to develop inside condensate drains.
That’s why something as boring as an AC drain line can shut down an entire air-conditioning system or, if the safeties don’t work correctly, damage a ceiling.
So when somebody says:
“We never had to worry about our AC drain up north.”
We believe you.
Your air conditioner also wasn’t fighting Florida humidity for most of the year.
Then There’s the Ocean
Living near the beach is fantastic.
Your outdoor air conditioner has a different opinion.
Salt-laden coastal air is brutal on mechanical equipment.
Coils corrode.
Cabinets corrode.
Fasteners corrode.
Electrical components corrode.
Anything metal eventually realizes it has made a terrible mistake.
That’s why two identical air conditioners installed on the same day can age very differently.
One lives inland.
The other lives close enough to smell the ocean.
And please don’t explain this to the homeowner by saying:
“That’s the price you pay to live by the ocean.”
They know.
They can see the ocean.
They just wanted to know why their seven-year-old condenser looks like it was recovered from the Titanic.
Florida Also Has Hurricanes
Another relatively important regional difference.
Florida building standards don’t only account for heat and humidity.
We have to think about wind.
Serious wind.
Building codes have requirements addressing wind resistance and structural attachment because Florida occasionally gets weather capable of relocating things that were never intended to relocate.
That includes HVAC equipment.
Your outdoor condenser isn’t just expected to cool the house.
We’d also prefer it remain at your house.
Pads, stands, attachment methods, equipment clearances, structural connections, roof construction, windows, doors, and countless other building details can be affected by Florida’s wind requirements.
These aren’t just weird Florida rules somebody invented because they were bored.
Many exist because Florida has learned lessons the difficult way.
Building Codes Are Different Because Buildings Have Different Jobs
This is the part that gets lost when we compare construction across states.
There isn’t one perfect way to build a house everywhere in America.
A building is a system.
And that system has to deal with its environment.
A northern house may be heavily focused on:
Keeping heat in.
Protecting plumbing from freezing.
Managing snow loads.
Controlling moisture during a heating season.
Surviving freeze-thaw cycles.
A Florida house has another assignment:
Keep heat out.
Control humidity.
Handle enormous cooling loads.
Manage condensate.
Resist wind.
Deal with driving rain.
And, near the coast, survive an atmosphere that is slowly trying to dissolve anything made of metal.
Different climate. Different problems. Different solutions.
That Doesn’t Mean Everything Done in Florida Is Correct
Let’s be very clear about this.
Sometimes you look at something in a Florida attic and say:
“They would NEVER do this up north.”
And you’re absolutely correct.
Because nobody should have done it anywhere.
Bad workmanship doesn’t become building science because there’s a palm tree outside.
There are terrible installations in Florida.
There are terrible installations in Pennsylvania.
There are terrible installations everywhere.
The point isn’t:
“Florida does everything better.”
Absolutely not.
The point is that something being different from the way it was done where you came from doesn’t automatically make it wrong.
Before changing it, you have to understand why it was done differently.
Especially when you’re dealing with moisture.
Welcome to Florida
Eventually it happens.
You stop saying “up north” quite as often.
You figure out St. Augustine grass.
You develop strong opinions about Publix subs.
You accept that December might be 81 degrees.
You learn that leaving anything metal outside near the beach is basically a science experiment.
And eventually somebody who just moved here tells you:
“Well, up north we always…”
And suddenly you understand.
So yes.
The grass is crabgrass up north.
We know.
Publix isn’t Wegmans.
We know.
The bagels aren’t the same because apparently northern municipal water possesses properties yet to be understood by modern science.
We know.
And the pizza?
Fine.
We’ll give you the pizza.
“This isn’t even pizza.”
Tony sounds wonderful.
We hope he’s doing well.
But you left Tony.
And when you left Tony, Wegmans, basements, snow shovels, and four actual seasons behind, you also left the climate your old house was built to survive.
Florida isn’t doing everything backward.
Florida is solving a different problem.
Heat.
Humidity.
Wind.
Rain.
Salt.
And approximately eleven months of summer.
So when it comes to your Florida home’s air conditioning, insulation, ductwork, drainage, moisture control, and construction:
Ask questions.
Understand why it’s different.
And don’t assume something is wrong simply because:
“That’s not how we did it up north.”
Because sometimes there’s a very good reason.
