Coastal Air Conditioners Are Aged in Dog Years

Why six years near the Atlantic isn’t the same as six years inland — and why corrosion still isn’t a diagnosis.

Your air conditioner is six years old.

Congratulations.

If you live three blocks from the Atlantic Ocean, it’s approximately 47.

Coastal air conditioners are aged in dog years.

Okay, that’s not technically how equipment age works.

But spend enough time working on air conditioners along the Florida coast and you’ll understand why we say it.

We’ve seen relatively young outdoor units near the ocean that look like they were recovered from a shipwreck.

We’ve also seen older systems farther inland that still look surprisingly good.

Same state.

Same equipment.

Very different environment.

And if you live near the beach, you’ve probably already heard the seven words every coastal homeowner absolutely loves hearing:

“That’s the price you pay to live by the ocean.”

We know.

You know.

Everybody knows.

You’ve heard it about your car.

Your windows.

Your patio furniture.

Your grill.

Your door hardware.

Probably your mailbox.

Then the HVAC technician arrives, looks thoughtfully at your condenser slowly returning itself to the earth, and delivers the groundbreaking discovery:

“Well… that’s the price you pay to live by the ocean.”

Thank you, Jacques Cousteau.

Now can we talk about the air conditioner?

Because as irritating as that sentence is, there is some truth buried underneath it.

But there’s also a very important distinction.

Corrosion Is Not a Diagnosis

This matters.

Especially in coastal Florida.

If we condemned every air conditioner because we found corrosion on it, we’d need to start carrying replacement systems around on the truck.

Salt, moisture, heat, rain, and coastal air are hard on outdoor equipment.

That doesn’t automatically mean the equipment has failed.

A condenser can look rough and still:

  • Maintain appropriate refrigerant pressures and temperatures
  • Have acceptable superheat and subcooling
  • Transfer heat properly
  • Have a compressor operating within its electrical specifications
  • Maintain proper airflow
  • Cool the house properly
  • Have years of useful service left

Likewise, a beautiful-looking condenser can have a compressor that’s about to ruin everyone’s Friday afternoon.

Appearance is information.

It isn’t the entire diagnosis.

Six Years Is Not Always Six Years

Equipment age matters.

Environment matters too.

Imagine two identical air conditioners installed on exactly the same day.

One lives inland in Palm Coast.

The other lives beachside, exposed to salt-laden air coming off the Atlantic every day of its life.

Six years later, both systems are technically six years old.

But they haven’t lived the same life.

The coastal system may have experienced significantly more corrosion on its cabinet, coil, fasteners, electrical components, and other exposed metal surfaces.

That’s why simply asking:

“How old is the system?”

doesn’t tell us everything we need to know.

We also want to know:

Where has it spent those years?

What Salt Actually Does to an Air Conditioner

Your outdoor unit spends its entire life outside.

That’s obvious, but think about what we’re asking this machine to do.

We’re putting metal equipment outdoors in Florida for a decade or more and expecting it to survive:

Heat.

Humidity.

Rain.

Sun.

Storms.

Vegetation.

Sprinklers.

Lawn chemicals.

And, near the coast:

Salt.

Salt accelerates corrosion.

Over time, that can affect several parts of an outdoor HVAC system.

The Condenser Coil

The outdoor coil has to transfer heat from the refrigerant to the outdoor air.

Coastal corrosion can attack the coil and fins, potentially reducing heat-transfer performance or eventually contributing to refrigerant leaks.

That’s when corrosion stops being merely ugly and starts becoming operationally important.

The Cabinet

Panels, bases, screws, and structural pieces can deteriorate.

A rusty panel isn’t necessarily an HVAC emergency.

But severe deterioration can eventually affect the physical integrity of the equipment.

There’s a pretty big difference between:

“There’s some corrosion on this cabinet.”

and:

“I no longer trust this cabinet to remain a cabinet.”

Those are different conversations.

Electrical Components and Connections

Salt and moisture aren’t particularly famous for improving electrical equipment.

Connections, terminals, and exposed components should be inspected for deterioration, overheating, and corrosion.

Again:

Inspect. Measure. Test.

Don’t stare at something rusty and begin communicating with the spirit world.

Fan Assemblies and Hardware

Motor housings, fan guards, brackets, fasteners, and mounting hardware can all deteriorate.

The condition matters.

The severity matters.

The location matters.

And most importantly:

Whether it is actually affecting operation matters.

Your Condenser Looking Like It Served Aboard the USS Constitution Doesn’t Automatically Mean You Need a New Air Conditioner

This is where coastal HVAC gets tricky.

Because sometimes the equipment looks terrible.

And homeowners understandably assume:

“Oh God. That’s done.”

Maybe.

Maybe not.

We’ve looked at relatively young coastal systems where corrosion immediately gets everyone’s attention.

Was there corrosion?

Absolutely.

It lives near the Atlantic Ocean.

Breaking news: salt exists.

But corrosion by itself doesn’t tell us whether the refrigeration system is operating correctly.

So instead of diagnosing the system with our eyeballs, we evaluate the system.

What are the temperatures?

What are the refrigerant pressures?

What are the superheat and subcooling readings?

How is the compressor operating?

How is the condenser fan operating?

How is the indoor airflow?

Is there evidence of an actual refrigerant leak?

What condition is the coil in?

Is the equipment securely mounted?

Is the system actually maintaining the home?

Those answers tell us considerably more than:

“Yep. She’s rusty.”

But Don’t Ignore Corrosion Either

Now we’re going to swing the pendulum back the other direction.

Because this article isn’t:

CORROSION DOESN’T MATTER! KEEP THAT BEACH UNIT UNTIL THE COMPRESSOR FALLS THROUGH THE BOTTOM!

No.

Corrosion absolutely matters.

We’re simply saying it needs to be evaluated in context.

Surface corrosion on a cabinet is one thing.

Severe coil deterioration is another.

A little rust on a screw is one thing.

A mounting point deteriorated enough that the equipment is no longer secure is another.

Visible oxidation is one thing.

An active refrigerant leak is another.

This is why maintenance and periodic inspection become particularly valuable in coastal environments.

We’re not just looking at what something looks like today.

We’re watching how quickly its condition is changing.

That gives us much better information than looking at the system once and immediately beginning its funeral arrangements.

“But It’s Only Six Years Old!”

We hear this one too.

And we understand why.

Nobody buys an HVAC system expecting it to look ancient a handful of years later.

Unfortunately, the calendar doesn’t get the final vote.

A six-year-old system near the ocean may show considerably more environmental wear than another six-year-old system farther inland.

That doesn’t necessarily mean somebody installed bad equipment.

It doesn’t necessarily mean the manufacturer built junk.

It doesn’t necessarily mean you failed to maintain it.

Sometimes:

Florida is just Florida.

And coastal Florida is Florida with the difficulty setting turned up.

Can You Prevent Coastal Corrosion?

You can certainly take steps to reduce it.

But we’re not going to promise that we’re going to defeat the Atlantic Ocean.

That seems ambitious.

Some equipment is manufactured with enhanced coil coatings or coastal-protection features. Depending on the application, those may be worth considering when replacing equipment near the coast.

Equipment placement matters.

Maintenance matters.

Keeping debris from accumulating matters.

Following manufacturer-approved cleaning and maintenance procedures matters.

And when selecting replacement equipment for a coastal application, it makes sense to consider the environment instead of pretending we’re installing the system in Nebraska.

But even with good equipment and good maintenance:

You still live next to an enormous body of salt water.

We’re HVAC technicians.

We’re not Poseidon.

Should You Replace a Corroded Air Conditioner?

Here comes our favorite HVAC answer:

It depends.

Sorry.

But that’s the truth.

We would want to consider the entire system:

  • Age
  • Overall condition
  • Performance
  • Repair history
  • Coil condition
  • Refrigerant leaks
  • Electrical condition
  • Structural deterioration
  • Parts availability
  • Efficiency
  • Comfort
  • Repair cost
  • Replacement cost
  • And what you want to do

That last one matters.

A seven-year-old coastal system with cosmetic corrosion that’s operating properly is a very different conversation from a seven-year-old system with a badly deteriorated condenser coil and an active refrigerant leak.

Same age.

Same ocean.

Different decision.

Stop Using the Ocean as a Diagnosis

This is really the point.

If your HVAC technician says:

“You live near the ocean, so there’s corrosion.”

Fine.

They’re probably right.

If they say:

“You live near the ocean, therefore you need a new air conditioner.”

We skipped several chapters.

Show us what’s wrong.

Show us what you measured.

Show us where it’s leaking.

Show us what’s deteriorated.

Show us what isn’t operating correctly.

Explain what happens if we leave it alone.

Explain whether it can reasonably be repaired.

Explain what the options cost.

Then let the homeowner decide.

Because:

“That’s the price you pay to live by the ocean” is an explanation of the environment.

It is not a diagnosis.

The Good News

You live by the ocean.

Seriously.

That’s pretty awesome.

People save all year to spend seven days where you get to wake up every morning.

Your air conditioner might age in dog years.

Your grill may eventually become one with the patio.

Anything metal outside is participating in a long-term chemistry experiment.

And at some point, somebody is absolutely going to look at something rusty and tell you:

“That’s the price you pay to live by the ocean.”

You are permitted to roll your eyes.

Then ask the question that actually matters:

“Okay. But what’s actually wrong with my air conditioner?”

Now we can get somewhere.
