Buying a House in Florida? Get the Air Conditioner Inspected Before You Close
A home inspection can tell you the AC turns on. An HVAC inspection can tell you what you’re actually buying.
You’re buying a house.
Congratulations.
You’ve inspected the roof.
Looked at the electrical panel.
Checked the plumbing.
Opened approximately 37 cabinets.
Walked around tapping walls as though you have any idea what you’re listening for.
And somewhere in the inspection report you’ll probably find a section labeled:
Heating & Cooling.
Maybe it says:
System operated at time of inspection.
Excellent.
But there’s another question worth asking before you sign several hundred pieces of paper and become the proud owner of everything inside that house:
What condition is the air conditioner actually in?
Because in Florida, you’re not buying an appliance that gets used occasionally.
You’re buying the machine responsible for keeping your house comfortable through:
July.
August.
Humidity.
Ninety-something-degree afternoons.
And approximately nine months of the year when Florida refuses to acknowledge that seasons exist.
An HVAC system can represent one of the more expensive mechanical systems you’re inheriting with the house.
We think it’s worth knowing a little more about it before closing.
“But I Already Had a Home Inspection.”
Good.
You should.
This isn’t an article about why home inspectors are useless.
They’re not.
A good home inspector evaluates an enormous number of things throughout a property.
Roof.
Electrical.
Plumbing.
Structure.
Windows.
Doors.
Appliances.
HVAC.
Drainage.
Attic.
Exterior.
And probably seventeen other things you didn’t know existed until they appeared on a 74-page PDF.
That’s their job.
Our job is different.
We’re HVAC contractors.
When we’re specifically inspecting an air-conditioning system for a prospective home buyer, that’s the system we’re there to evaluate.
We’re not checking whether the dishwasher rack rolls smoothly.
We’re looking at the air conditioner.
“The AC Was Blowing Cold.”
Wonderful.
That’s a good start.
It is not a complete HVAC diagnosis.
An air conditioner can produce cold air while also having developing problems.
Maybe the capacitor is testing near the edge of its acceptable range.
Maybe the refrigerant performance deserves attention.
Maybe the condensate drain is poorly configured.
Maybe there’s significant corrosion.
Maybe airflow is questionable.
Maybe the duct system has obvious issues.
Maybe the system is operating properly but is simply old enough that the buyer should understand replacement may be coming.
Or maybe:
Everything looks good.
That’s allowed too.
We’re not coming to the house with a quota requiring us to find $4,000 worth of problems before lunch.
Sometimes the answer is:
“It’s an older system, but based on what we can inspect and test today, it’s operating properly.”
That’s useful information.
What Does a Real Estate HVAC Inspection Look At?
The exact inspection depends on the equipment, installation, operating conditions, and what can reasonably be accessed and tested.
We’re not going to promise an identical checklist for every HVAC system ever manufactured.
But the goal is to evaluate the condition and operation of the heating and cooling equipment, not simply determine whether air comes out of the vents.
Depending on the system, we’re looking at things such as:
Equipment age and identification.
Overall equipment condition.
Indoor and outdoor coil condition where accessible.
Temperature performance.
Refrigeration performance where appropriate.
Compressor operation.
Condenser fan operation.
Blower operation.
Electrical components.
Capacitors where applicable.
Visible electrical connections and deterioration.
Condensate drainage.
Overflow protection.
Filter condition.
Visible ductwork and airflow concerns.
Thermostat operation.
Heating operation when conditions allow.
Corrosion.
Unusual noises.
Previous repairs or modifications we can identify.
And anything else the equipment decides to show us that day.
Because air conditioners have a remarkable ability to turn a routine inspection into a scavenger hunt.
We Aren’t There to Pass or Fail the House
This is important.
We’re not the person deciding:
BUY THE HOUSE.
or:
RUN AWAY AND NEVER RETURN.
That’s your decision.
And there are a lot more considerations involved in buying a home than the air conditioner.
Our job is simpler.
We tell you what we find.
Maybe the system is five years old and operating beautifully.
Great.
Maybe it’s fifteen years old but currently performing properly.
That’s useful to know too.
Maybe it needs a $300 repair.
Maybe we find something substantial.
Maybe it’s operating today, but its condition suggests you should start budgeting for eventual replacement.
Those are all different situations.
We’re providing information so you know what you’re buying.
Age Matters. But Age Isn’t a Diagnosis.
Suppose the home has a 12-year-old air conditioner.
Does that mean it needs replacement?
No.
Does it mean you should completely ignore its age?
Also no.
Age is one piece of information.
We also care about:
Condition.
Performance.
Maintenance history if available.
Repair history if available.
Corrosion.
Refrigerant type.
Parts availability.
Installation quality.
Ductwork.
And the environment the equipment has spent those years living in.
A 12-year-old air conditioner that’s operating properly isn’t automatically dead because somebody found its serial number.
Likewise, a four-year-old system isn’t automatically healthy because it’s young.
Inspect the equipment.
What a concept.
And If You’re Buying Near the Ocean, We Pay Attention to Corrosion
Our real-world example for this article happened in Ormond-by-the-Sea, Florida.
You can probably guess one environmental condition we’re interested in there.
Salt.
Coastal air can accelerate corrosion of outdoor HVAC equipment.
Coils.
Cabinets.
Fasteners.
Electrical components.
Fan assemblies.
But we’ve established another rule around here:
Corrosion is not automatically a diagnosis.
A rusty cabinet doesn’t automatically mean:
NEW AIR CONDITIONER IMMEDIATELY.
We want to know what that corrosion is actually affecting.
Is it cosmetic?
Is the coil deteriorating?
Is there evidence of refrigerant leakage?
Are electrical components affected?
Is the equipment structurally sound?
How is the system actually performing?
That’s considerably more useful than:
“She’s rusty.”

Because a six-year-old air conditioner three blocks from the Atlantic may not have lived the same six years as one farther inland.
Florida HVAC May Not Look Like What You’re Used To
This is especially important if the house you’re buying is also your introduction to Florida.
Maybe you’re moving here from:
Pennsylvania.
New York.
New Jersey.
Ohio.
Michigan.
Massachusetts.
Or somewhere else where the heating system received considerably more attention than the air conditioner.
Welcome.
Things are different here.
And we mean actually different, not Florida-is-weird different.
Florida HVAC systems operate in a different climate and deal with different building conditions.
Humidity matters enormously.
Condensate drainage matters enormously.
Long cooling runtimes can be normal.
Heat pumps are common.
Ductwork may be different from what you’re accustomed to.
Refrigerant lines may even run underground in some homes.

“But Up North…”
Oh, we know.
We know.
We all do it.
You move here and immediately begin explaining how things worked up north.
The grass.
The roads.
The houses.
Publix.
Pizza.
Especially the pizza.
And eventually:
The air conditioner.
Maybe you’re looking at the house you’re about to buy thinking:
“We would never install ductwork like that up north.”
Maybe not.
There’s probably a reason.
Florida homes are designed around a fundamentally different climate. Here, we’re dealing not only with heat but with huge amounts of outdoor moisture interacting with cold indoor surfaces. Insulation, duct sealing, vapor control and equipment operation all have to account for that environment.

Obviously.
Pay Attention to the Ductwork Too
The shiny outdoor box gets everyone’s attention.
But you’re buying the duct system too.
And replacing an air conditioner does not magically replace bad ductwork.
During an HVAC inspection, accessible ductwork may reveal things worth knowing before closing:
Damaged flex duct.
Deteriorated duct board.
Poor connections.
Air leakage.
Insulation problems.
Crushed or restricted ducts.
Moisture concerns.
Improvised repairs.
And occasionally something that makes us stare silently for several seconds before asking:
“Who did this?”
We can’t necessarily see every inch of concealed ductwork.
That’s important.
An inspection isn’t X-ray vision.
But what we can access and observe may tell us quite a bit about the system you’re inheriting.
Condensate Drainage Deserves More Attention Than You Think
If you’re moving from a cooler climate, the PVC pipe coming out of your air handler may not seem particularly important.
It is.
Your Florida air conditioner can remove a tremendous amount of moisture from the home’s air. That water has to drain properly, and clogged condensate drains can shut the system down or, if overflow protection doesn’t do its job, contribute to water damage.
So we care about:
Drain configuration.
Drain condition.
Traps where required.
Overflow protection.
Evidence of previous leakage.
And whether the water is actually going where it’s supposed to go.
Nobody wants to discover the week after closing that the mysterious ceiling stain underneath the attic air handler was trying to tell them something.
What About the Refrigerant?
This is another reason an HVAC-specific inspection can be useful.
A system can be cooling while still giving us information about how the refrigeration circuit is operating.
Depending on the equipment and conditions, measurements such as refrigerant pressures, superheat and subcooling can help us evaluate system operation.
But those numbers have to be interpreted correctly.
We don’t hook gauges to an air conditioner, see one number we don’t like and announce:
LOW ON FREON.
There are other variables.
Airflow.
Indoor conditions.
Outdoor conditions.
Equipment design.
Metering device.
Manufacturer specifications.
The measurements need context.
That’s the difference between collecting numbers and actually diagnosing equipment.
“Can You Tell Me How Many Years the AC Has Left?”
No.
And neither can anyone else.
We can tell you:
Its age.
Its condition.
How it’s operating today.
What concerns we find.
What has already been repaired if that information is available.
Whether there are signs of deterioration.
Whether we’d recommend immediate repair.
Whether we’d start budgeting for eventual replacement.
But if you want:
“This compressor has exactly 31 months remaining.”
we’re going to disappoint you.
HVAC equipment does not come with a visible countdown clock.
A 15-year-old system might run another five years.
A five-year-old compressor might die Thursday.
Mechanical equipment has a sense of humor.
“Should I Ask the Seller to Replace It?”
That’s between you, your real estate professionals, and the seller.
We’re not negotiating the house.
But the information we provide can help you make that decision intelligently.
There’s a huge difference between:
“The AC is old.”
and:
“The AC is 14 years old, currently operating, but we documented significant coil deterioration and an active refrigerant leak.”
Those statements give you very different information.
Likewise:
“The AC is 14 years old, currently operating properly, and we didn’t identify a major defect during today’s inspection.”
is useful too.
You don’t need us to make the decision for you.
You need good information.
Don’t Forget the Cost of Replacement
Even if the system is currently operating, knowing its approximate age and condition can help you plan.
If you’re buying a home with a system approaching the later part of its useful life, you may decide:
Fine.
We’ll buy the house.
But we’ll start setting money aside for HVAC replacement.
That’s very different from moving in, spending your remaining cash on furniture, and discovering six weeks later that the 17-year-old heat pump has chosen freedom.

Look for:

Should Every Home Buyer Get a Separate HVAC Inspection?
Not necessarily.
There are homes where the existing inspection information, equipment condition, seller documentation or circumstances may give you everything you need.
But consider one if:
The HVAC system is older.
The home inspector raised concerns.
The equipment has obvious corrosion.
You’re buying a coastal property.
There are comfort or airflow concerns.
There are signs of water around the air handler.
The system has unusual noises.
You don’t know the repair or maintenance history.
The inspection report recommends further evaluation.
Or you simply want a deeper look at one of the most expensive mechanical systems included with the house.
For $149, we’d rather tell you:
“Everything we can evaluate today looks pretty good.”
before closing than have our first conversation two weeks later because your new house is 84 degrees.
The Home Inspector and HVAC Contractor Aren’t Competing
This deserves its own section.
A good home inspector has an incredibly broad job.
A good HVAC technician has an incredibly narrow one.
That’s why the two can complement each other.
Your home inspector may identify something and recommend:
Further evaluation by a licensed HVAC contractor.
That’s not the inspector failing to do their job.
That’s often the inspector doing their job correctly.
They’re telling you:
“I found something outside the scope or depth of what I’m comfortable diagnosing. Have the specialist look at it.”
Excellent.
That’s exactly what we’d want them to do.
The Bottom Line
When you buy a house, you’re buying the air conditioner too.
And in Florida?
That’s a pretty important piece of the property.
A home inspection is important.
But if you want a deeper evaluation of the HVAC equipment before closing, a dedicated HVAC inspection can give you more information about:
Condition.
Operation.
Performance.
Age.
Electrical components.
Drainage.
Corrosion.
Ductwork.
And potential repairs or expenses you may want to understand before the keys become yours.
